Description

Monachyle Wood is a productive first rotation commercial forest plantation in a remarkable glen setting overlooking Loch Voil. The principal crop, Sitka spruce, that forms 68% of the stocked area was planted between 1981 and 1989 with evidence of strong growth rates throughout. The conifer crop that has been planted on the lower section of the glen is growing extremely well and yield classes are estimated to lie in the region of 18 to 22. Naturally, productivity levels drop off as you move up the glen, however yield classes of up to 16 can still be seen.

The majority of the Sitka is approaching maturity and with an average weighted age of 38, any incoming purchaser would be able to benefit from immediate tax free timber income. Accompanying the main commercial crop is a selection of Sitka mixes that have been well designed to enhance the diversity and productivity of the wood. The soils are predominantly free draining upland brown earth that are well suited to commercial forestry, as evidenced by the health and growth rate of the crops.

Surrounded by the Monachlye Glen, the property includes a collection of spectacular natural waterfalls and rocky outcrops, which all add to the exceptional amenity, sporting and environmental value of the wood. Properties of a similar size and stature to Monachyle very rarely come to the market in this truly stunning location of rural Stirlingshire. The prospect of immediate tax free timber revenue and carbon credit generation, combined with the excellent amenity and sporting potential, creates an exciting and well-rounded investment opportunity.
