Description

Lot 2: Marchmar Woods And Badingair Hill (About 943 acres)

Marchmar Woods and Badingair Hill comprise 12 field compartments and eight woodland compartments accessed via farm tracks, through internal fields or from the public road.

Forestry

Marchmar Woods contain an attractive and productive area of second rotation commercial forestry that is spread across five main compartments. The commercial area extends to approximately 84.42 hectares (208.60 acres) and comprises predominantly an intimate mix of high yield class Sitka Spruce and Larch.

Planted between 2010 and 2019 the commercial crops across the property are all showing signs of good growth with yield classes estimated to lie in the region of 16 – 18. A long term forest plan was approved in 2021 to cover the next 10 years of felling and restocking and the new owner can expect income from thinning’s over the next five years.

Access to the plantations is from adjoining farm tracks that have been tried and tested for timber extraction from the first rotation felling.

Woodland Creation

The land at Marchmar is a mix of open hill ground, rough grazing, permanent pasture, and temporary grass that has great potential for the establishment of commercial conifer and broadleaf woodland. The majority of the land is classified as grade F5 and F6 by the national land capability for forestry soil map indicating good flexibility for the growth and management of tree crops. The land also lies within the preferred area for woodland creation in the Aberdeenshire Forest and Woodland Strategy.

Following a Woodland Creation Assessment Report carried out by John Clegg & Co we estimate that across the property there may be scope for 288ha (712 acres) of commercial and native woodland creation.
