High Houses Plantation is a substantial forestry holding located some two miles south of the picturesque Dales village of Hawes. The site occupies a west facing slope and commands far reaching views out across Widdale Beck to Widdale Fell beyond. The first rotation of conifer crops was felled sometime around 2011 and, following a sale of the bare land, was restocked with a mainly coniferous crop in around 2012/13 with mixed success. The crop on the lower part of the site has grown away well but, on large areas of ground above the road stocking levels are low. As no ground preparation was carried out at the time, and the harvesting brash mats have now rotted down, the site presents an easy canvass on which to work to establish a new high quality plantation. The English Woodlands Grant Scheme (EWGS) in place for
replanting specifies restocking species in the following (approx.) proportions: Sitka Spruce 77%, Native Broadleaves 4%, Scots Pine 2% with 17% left as open ground. A new owner will be required to sign a ‘Transfer of Obligations’ with the Forestry Commission with a view to achieving successful establishment of the crop.The EWGS contract runs to the end of March 2025. A copy is available from the selling agent on request. A block of lodgepole pine and spruce was retained at the northern boundary, to comply with forest certification standards. Although untidy in appearance its purpose is to provide deadwood habitat and continuity of cover on part of the site. High Houses Plantation enjoys an exceptionally high quality access via a public highway that bisects the site. The eastern boundary of the property adjoins the Cam Road which is also a public highway (unsurfaced). Overall the property is ripe for investment and offers the prospect of long term capital growth. Market indicators for young plantations are currently very strong reflecting investor confidence in forest products and services into the future.

Snaizeholme Plantation is reached via an unclassified public road which is surfaced to within around 150m of the property boundary. The property occupies a steeply sloping east facing site on Snaizeholme Fell. The site is thought to have been felled in 2011 and restocked shortly thereafter. The upper reaches of the site (above the previous tree line) have been restocked with native juniper for biodiversity benefits, with the majority of the main site comprising Sitka and Norway spruce with some patches of broadleaves in tubes. The upper slopes have grown away well with strong leader growth in evidence. The
lower, most accessible, part of the site would benefit from some remediation to bring the crop up to full stocking to maximise the productivity of the site. The potential of the property can be inferred from the mature forestry holdings in the vicinity, and from recent investment in new planting in the Snaizeholme valley. A new owner will be required to sign a ‘Transfer of Obligations’ with the Forestry mmission with a view to achieving successful establishment of the crop. The contract runs to the end of March 2025. A copy of the EWGS contract is available from the selling agent on request. A small block of mature conifer was retained against the southern boundary again, it is assumed, to comply with the UK Forest Standard for deadwood and habitat continuity. Overall the site offers great potential for long term capital growth in a well established commercial forestry locality.
