Lot 1 - Ashton Woods & Land

The woodlands are highly attractive and would have once formed part of Duanas Castle’s grounds. There are no stock records but our rudimentary analysis shows approximately 18 hectares of conifer crop, most of this consists of mature Sitka spruce, Grand fir, European larch and some Mixed conifers. The crop is un-thinned and should now be felled, once an appropriate access has been established. The soil conditions are mainly good and the absence of any major restrictions such as steep slopes and obstacles such as boulders/scree make the majority of the ground accessible for forwarder type extraction.
A further circa 16 hectares of mixed native broadleaves have established across the hill and along the Allt a’ Choal Ghilinne River. The broadleaves and river provide a great deal of amenity and bloom with bluebells and wild flowers in the spring.
There is approximately 70 hectares of bare hill land which could be included in a forestry planting scheme, subject to approval. The fertile farm land is sloping and free draining. The Hutton Institute classification for forestry is F4 and 5.2-6.1 for agriculture.
